To put it simply, ePay is just a way to automate your payments. Whether that’s paying us for rent, utilities, or a monthly pet-fee, ePay covers the charge without you having to think twice about it. It can be maddening to balance all the different payments we need to make in a given month: phone, cable, WiFi, credit cards, car insurance, rent—ah! The list goes on and on.

Tell me a little about ePay.
ePay, short for Electronic Payment, is the safest, easiest way to pay online! It uses an e-check or your debit or credit card information to make scheduled automatic payments on your Tenant Portal.
You guys are always raving about ePay and encouraging tenants to sign up for it. What’s so great about ePay?
Well, ePay lets you to electronically track your payments as you enter them. Each transaction has an authorization code, so you can be sure that a payment goes through. That means you can pay with certainty, just how you would handing money to a cashier and getting a paper receipt back immediately. Gone is the chance to have a paper check get lost in the mail or sit uncashed for a month.
That sounds great if you can trust the system. Putting myself in someone else’s shoes, I could see myself feeling hesitant about letting yet another place know my bank information. Can someone just take my money without me knowing? Can I take off my information whenever I want? Maybe you can speak to some common misconceptions about the ePay system.
Of course! When you first log into your Lykens Companies Tenant Portal account any payment information entered is only yours to see. Lykens Companies does not and cannot see your manually entered payment information. That’s just one layer of privacy for the ePay system—your information is never stored publicly. Second, we work with a trusted, established, and secure source: Rent Manager. By working through a secured site, Lykens Companies can offer each resident the security and protection they deserve!
Even better, Lykens Companies residents have the ability to customize their payment plan in a way that makes them feel comfortable. For instance, Rent Manager’s ePay system allows you to save your info on the server or enter it in fresh each month without ever storing your sensitive info.
You set the rules here! That’s one of the reasons I love it. You are able to save your payment information to your Tenant Portal for added convenience or use the one-time payment method I spoke of.
You talked about being able to choose whether ePay stores my information. Can I also choose what it pays for and what it doesn’t pay for? I could see someone wanting to cover a known cost, like rent each month, but maybe wanting to hold off on other costs that change month to month, like a utility bill.
Residents can use ePay to cover any charges that might appear on the Tenant Portal. For most people who take advantage of automated ePay, they’re choosing to automate payment for rent and water charges. Since water is usually billed quarterly, it can be nice to not have to set a reminder every three months. It doesn’t have to stop there, though. ePay can also include monthly pet fees and can be set to cover any other deposits that might appear on your Tenant Portal! You can set up your exact specifications on the Tenant Portal to pay specified amounts ahead of time or you can set it up to cover your full balance once the charges have appeared!
How can I sign up for ePay?
You have a few options here! If you don’t want to put in the leg work to log on to your Tenant Portal each month and pay manually, you can eliminate that chore for good in no time.
First, contact your leasing agent with an email. You can put “ePay Setup” in the subject line, or something like that. We’ve found that it’s easiest to work with you to make the process smooth and convenient.
You’ll have to choose what bank account you’d like to pay with. Be sure that you’ll always have enough money in that bank account. We suggest choosing the checking account that receives your paycheck—sorry if we’re being too obvious.
After you select an account, your leasing agent will have sent you an Automatic ePay Form for you to fill out. The questions are standard and the process goes quickly. In this step, you’ll also be deciding how you want your ePay process to look—what gets paid for, what doesn’t. When this form is completed, it allows Lykens Companies to do the work of rent pay for you! Automated ePay is easy. Once the setup is done, payment worry is gone.
All of our residents have this opportunity at no extra charge. We’ve found it to be really beneficial to all the parties involved and recommend it for all Lykens Companies residents.
