Our Inspiration & Vision
Lykens Companies has been in the Short North for almost 20 years. Firsthand, we’ve witnessed it transform from a gritty neighborhood to a booming Arts District. These days, the Short North, Italian Village especially, is getting more and more packed with residents.
It makes sense—the Italian Village is where the fun is. With Hoof Hearted, City Tavern, Fox in the Snow, Seventh Son (and so much more) all within walking distance to one another, it’s hard to find something not to do.
But with all that stuff happening in the neighborhood, there’s no way around a sad fact: the Short North and Italian Village are crammed with people and the one bedroom apartments they live in. We aren’t anti-apartment, but we saw a need for variety: more bedrooms, more bathrooms, and more space in the same hopping neighborhood with the same luxury quality living. That’s when we decided to build these townhomes. Each of these four 3BR/3.5BA townhomes give residents 2000 square feet in one of the most crowded neighborhoods in the Midwest.
The townhome model allows us to maximize square footage while creating a Manhattan flavor that’s fit for a big city. We expect these townhomes to complement the Italian Village’s unique personality and add to its rich culture for decades to come. If you’ve seen them recently, we think you’ll agree that they’re enhancing the area around them and making Italian Village and its rental market even better than it was before.
We put our all into making sure that every project is perfect, so when we didn’t have guaranteed parking and extra storage space, these townhomes felt incomplete. That’s why each townhome features a 1 car garage and a finished basement. If you’ve ever tried parking in the Short North, then you know what a big deal this is.
Upon entering our townhomes, any and all guests (residents, too, for that matter) will be absolutely blown away by the sleek materials we’ve used in our modern design. White granite backsplash covers the wall all the way to the ceiling. This stylistic decision heightens the kitchen in more ways than one.
First, we use only the highest quality granite from Distinctive Marble and Granite. And it shows. The luxury material enhances the room tenfold. Its white color accentuates the room’s light and creates a sense of depth in the kitchen. While the effect is clear, it’s not overbearing. Guests will find themselves feeling energized and relaxed in the space, but they won’t exactly know why. That’s the subtle and impactful effect of our walled granite.
Furthermore, our kitchen’s island (also completed with white granite) allows the living room to transition into the kitchen seamlessly. This open concept front room makes hosting fun and cooking refreshing.

Our goal all along with the Townhomes on Detroit Avenue was to offer a luxury Italian Village rental with a ton of livable space. That’s why, on top of everything else, each townhome will offer its residents a completely finished basement. This massive basement space is only partially underground and still has natural light flowing in. Furthermore, we’ve installed our top of the line bathrooms into each basement. Whether it’s a space for watching the game, running on the treadmill, storing your extra stuff, or even having a cozy bedroom, this awesome basement will be for you.

Our windows are special ordered for each townhome. When visualizing our finished product, natural light was a must. Without it, we’d risk compromising our refreshing aesthetic. As different angles and amounts of light pour into the townhome throughout the day, different aspects of the space’s raw materials are highlighted, like its hardwood flooring and the white granite countertops we can’t stop raving about. Your kitchen in the morning will look distinctly different from your kitchen at night. That’s the beauty of letting natural light define your space.
Speaking of lighting, our townhomes feature the same light fixtures we’re installing in Budd Dairy. These unique fixtures not only provide elegant lighting, but they also enhance the room’s personality with their unique design. As an homage to the Budd Dairy factory and its history, this townhome proves that, though modern in its design and amenities, it is rooted in Italian Village and its rich story. Speaking of Italian Village and its special history, let’s finish where we started.
Italian Village is rich with history. The neighborhood once centered around the factories therein. Workers lived cheaply and within walking distance of their jobs, evidenced by the neighborhood’s remaining shotgun houses. Our townhomes further the legacy of families being able to live together and thrive in a centralized city location.
Now, the Italian Village has transformed from blue collar into industrial-chic. Its factories are reimagined and revitalized into lofts, food halls, offices, and more. Its garages became coffeeshops and breweries.
The townhomes on Detroit Avenue find themselves steps away from the forthcoming Budd Dairy Food Hall and the lofts in the renovated EJ Thomas warehouse. In fact, you’ll be able to appreciate the EJ Thomas loft from your kitchen. Additionally, some of Columbus’s most popular and established spots are right around the corner. Residents will love Fox in the Snow Café, Seventh Son Brewery, The Market, and many more local favorites.
